The following outline will give you an overview of what it takes to build a pool.
And that is if we don’t run into any problems along the way! Please refer to this outline often so you know what to expect.
Contract – Once you have made the decision to build a swimming pool the next step is to sign the purchase contract, finalize your design and choose your options. You will also be given documents that will need to be signed in the presence of a Notary Public for the permitting process. If you haven’t already done so now is the time to gain approval from your HOA for your project.
Permitting – The permitting process can take anywhere from 1 day to 2 weeks depending on the municipality in which you are in and the volume of permits being issued at the time.
Locate – Once your permit has been issued, all of your major utility companies will locate your lines. This is requested through Sunshine State One Call. Colored flags will be used to mark the lines within the building area. Please DO NOT remove these flags.
Layout – A crew will layout the shape of your pool using wood stakes providing a guideline for the dig crew to follow.
Dig – Once the layout has been completed another crew will come in with heavy machinery and dig the hole following the layout of the pool. At this time temporary fencing will go up around the hole for safety purposes. Please refrain from going close to the edge of the hole or allowing children near the construction site. If you live where the water table is high it may be necessary for gravel to be placed in the pool to help filter the water as it is being pumped out.
Steel – Upon completion of the hole being dug another crew will form the shape of your pool with rebar. Your pool/spa light niches will be installed and your main drains will be plumbed in. If there is a ground water condition a deadline pump will be hooked up to pump the water out in order to keep the hole as dry as possible. Please leave this pump running.
Shell Inspection – As soon as the installation of the steel is complete an inspection will be performed by the municipality in which you live. Inspections are normally done the next business day.
Gunite – Upon confirmation of an APPROVED shell inspection the Gunite company is notified to add your project to their schedule. Gunite is a concrete based material that makes up the solid shell of your pool.
Pre-Grade – Once the Gunite has been shot the excess dirt piled up around your pool will be back filled around the shell of your pool to level out the yard.
Plumb – Trenches will be dug either by hand or a small excavator. The underground plumbing will be laid for the pool and pressure tested.
Tile – The tile of your choice will be installed on the inside perimeter of your pool shell.
Deck Form – The deck will be formed with wood and stakes.
Termite Pre-Treat – Once the deck has been formed a pest control company will spray a termiticide along the perimeter everywhere the new deck meets an existing building. If you maintain a termite bond with a specific pest control company we will use them in order not to void your bond. If you do not maintain a bond, we will use the company of our choice.
Deck Inspection – Once the deck has been formed and the termite pre-treat has been done an inspection will be performed by the municipality in which you live. Inspections are normally done the next business day.
Concrete Deck Pour – Upon confirmation of an APPROVED deck inspection a concrete slot will be reserved with our supplier. On the scheduled day of the pour, the concrete will be poured within the deck forms creating your new deck. **This stage can vary if you have contracted for a deck other than concrete.**
Screen Enclosure – Once your new deck has had the first coat of paint applied your screen enclosure is ordered. There are various phases to your new screen enclosure. The company will first come out to measure, a separate permit is issued, then the material is ordered, once it arrives at the shop it has to be cut and built and finally the installation takes place. The crew is normally on site anywhere from 1 to 2 days depending on the complexity of the screen. **The next several stages will be complete prior to your screen being installed.**
Screen Enclosure Final Inspection – As soon as the screen enclosure is 100% complete the screen company will call in their final inspection to close out the permit.
Texture Concrete Deck – After the concrete has been poured and had time to dry and begin curing your deck will be textured
1st Coat of Paint on Concrete Deck – Immediately following the texturing of your deck the first coat of paint is rolled on.
Equipment Set – At this stage, all of the equipment you will need for your pool will be installed on the concrete pad that was poured at the time your deck was poured.
Final Grade – After your deck has been poured we order a final grade to be done around your pool. All remaining construction debris will be removed and your backyard is now ready for you to repair your irrigation system and install new landscaping.
Electrician – Once your equipment has been installed, a licensed electrician will supply electric to your pool equipment. This is one stage of the pool that someone must be home for in case the electrician needs to access your attic. An appointment will be scheduled with you at your convenience.
Child Safety Fence – As soon as the screen enclosure has been installed the child safety fence is ordered.
Final Inspection – Prior to the interior finish being installed a final inspection will be performed by the municipality in which you live. Inspections are normally done the next business day.
Interior Finish – Upon completion of the child safety fence your interior finish can be ordered. The time in which it takes for interior to be completed depends on which finish you selected:
Tidying Up – During the 2 weeks it will take to properly balance your chemicals, we will take advantage of tying up any lose ends.
Final Paint on Concrete Deck – Just before we are ready to turn your new pool over to your care we will apply a final coat of paint to your concrete deck.
Pool School – This is the moment you have been waiting for. We will teach you how to care for and maintain your new pool. Written instructions will be given to you for future reference. It is important that anyone in your household that will have anything to do with maintaining your new pool be present during the instructions.
Warranty – If there happen to be any issues with the pool that arise after completion a warranty list will be created.

- Diamond Brite Quartz – Immediately upon completion the new finish is acid washed and water begins to fill the pool. Once the pool/spa is full please turn off the hose.
- Pebble – The pebble is applied on one day and the very next day an acid wash is done and water begins to fill the pool. Once the pool/spa is full please turn off the hose.
